A reputable Dutch fund and asset manager was looking for a way to optimize the financing structure of one of their managed funds. Their primary goal was to refinance a bridge loan on the assets with more sustainable long term funding. At the same time, they wanted to unlock the value they added to their portfolio through improvements in recent years and use this to finance the acquisition of two new assets for the same fund.
Tailor made financing with a pro-active lender
After looking at several financing options we were able to find an experienced lender who understood and considered our client’s requirements and capabilities. We put in place a non-recourse loan to provide a long-term financing solution for this specific investment vehicle.
PolarReal successfully assisted in placing this senior loan with a Dutch real estate lender. Proceeds were partly used to refinance existing debt. The rest was used to fund 100% of the acquisition of new properties for the same investment vehicle.
